NatWest remortgage rates checked on 6 October 2026
At our 6 October 2026 check, NatWest remortgage rates start at 5.19% on a 2-year fixed and 5.13% on a 5-year fixed at 60% loan to value (LTV) with a £995 fee, or 5.44% and 5.34% fee-free. Green versions start at 5.08%, the 2-year tracker at 4.16%, and the Standard Variable Rate is 6.74%.
The table shows NatWest's published remortgage fixed rates for a borrower moving from another lender, at the five LTV bands it prices to, on the £995 fee and fee-free products, read from NatWest's rate finder on the date shown. NatWest fixes run to a calendar date, not a count of months: 31 January 2029 on every 2-year product and 31 January 2032 on every 5-year product. Early repayment charges on the 2-year are 1.5% in year one and 0.75% in year two, and on the 5-year they step down from 4.5% to 4.25%, 4%, 2.5% and 1%. Every product allows overpayments of up to 20% of the balance a year without a charge. The 3 October repricing moved most of the range up, with the standard 5-year at 75% LTV rising from 5.16% to 5.25% and at 90% LTV from 5.35% to 5.50%, while the standard 2-year at 60% LTV held at 5.19%.
NatWest also prices 2-year trackers for remortgage, from 4.16% at 60% LTV, its base rate of 3.75% plus 0.41 points, with a £995 fee, or 4.68% fee-free. That is 1.03 points below the equivalent 2-year fix, worth about £148 a month on a £250,000 loan over 25 years, but the rate moves with every Bank of England decision. The early repayment charges are only 0.5% and 0.25%, so the tracker is also the cheapest NatWest product to leave. NatWest product transfer rates: what a switch offer covers
NatWest product transfer rates are not published. Existing customers see them inside Manage your Mortgage around four months before a deal ends, and a like-for-like switch on the same balance, term and repayment type needs no new credit check, affordability assessment or valuation. That makes the switch offer quick, but it is one lender's price.
NatWest's rate finder returns no products at all for an existing customer, so the remortgage table above is the only NatWest pricing anyone outside the bank can check, and it is the benchmark a switch offer should be tested against. NatWest prices a switch from the higher of its own estimated property value and the most recent valuation it holds, quotes online in about ten minutes and lets a customer on the Standard Variable Rate switch at any time. A customer on a tracker can move to a NatWest fixed rate without an early repayment charge. Anyone still inside a fixed period, or on an Offset mortgage, has to arrange the switch by talking to NatWest rather than online, and the early repayment charge can apply.
Borrowing more at the point of switch is possible at the same rate, but it brings back the credit and affordability checks, which removes the main advantage of the switch route. Is a NatWest switch offer better than remortgaging elsewhere?
Often, when the balance stays the same and the switch rate sits close to NatWest's own remortgage table, because no valuation, legal or affordability work is needed. It loses when another lender prices your LTV band lower, when you need to borrow more, or when a higher valuation would move you into a cheaper band.
NatWest's remortgage table is the public yardstick. On a £250,000 balance over 25 years, the 5.19% 2-year fix costs about £1,489 a month and the fee-free 5.44% about £1,526. If a switch offer for the same LTV band and fee sits well above those figures, other lenders are likely pricing that band more keenly too, and a remortgage elsewhere with free legals and a free valuation deserves a costing. Where a new lender wins is on the LTV bands and on criteria. NatWest's own table shows the steps on the 2-year £995 fee product: 5.19% at 60% LTV, 5.37% at 75%, 5.40% at 80%, 5.41% at 85% and 5.47% at 90%. The biggest step is the 0.18 points between 60% and 75%, so a borrower just above 60% gains most from a fresh valuation. NatWest uses the higher of its index estimate and its last valuation on a switch, but a new lender's surveyor can value higher still. Our LTV calculator shows which band a current valuation lands in.

Which NatWest remortgage deals have the lowest total cost?
At our 6 October 2026 check, the £995 fee 2-year fix beats the fee-free version once the loan passes roughly £280,000, and the £995 fee 5-year fix does so from about £134,000. The £1,495 Online Only products, 0.05 points below standard, only repay their extra £500 above roughly £285,000 on a 5-year fix.
The gaps explain it. The fee-free 2-year fix sits 0.25 points above the £995 product, worth about £22 a month on £150,000, or £533 over the two years, well short of the fee. On the 5-year the gap is 0.21 points but the saving runs for five years, which is why the break-even loan is less than half the 2-year figure. On a 2-year fix the Online Only tier needs a loan above £700,000 to repay its extra fee. Where a home qualifies for a Green rate, the £995 Green product matches the Online Only rate at the lower fee, so the Online Only tier only makes sense for a property without an EPC rating of A or B.
A product fee added to the loan rather than paid on completion accrues interest for the whole term, so £995 costs more than £995 by the time the mortgage is cleared. A borrower planning heavy overpayments, and NatWest allows 20% a year, gains more by paying the fee up front where the budget allows. Free legals, Green rates and the NatWest remortgage process
A remortgage to NatWest carries no legal, valuation or admin fees on a standard case, with a free conveyancer for loans up to £2 million and valuations on properties up to £10 million. No product pays cashback, a £30 funds transfer fee applies, and NatWest quotes 4 to 8 weeks from application to completion.
Green rates for homes with an Energy Performance Certificate (EPC) rating of A or B run 0.05 points below the standard products at 60%, 75% and 85% LTV, from 5.14% on the 2-year and 5.08% on the 5-year at 60% LTV. There is no Green product at 80% or 90%. On a £250,000 2-year remortgage the discount is worth about £7 a month, or around £176 over the fixed period, so it is a welcome saving rather than a reason to choose NatWest.
NatWest suggests starting to look 3 to 6 months before the current deal ends. Remortgages generally run to 90% LTV, and to 95% only where the existing balance moves across with no extra borrowing, although no 95% product appeared on the rate finder at this check. Complex conveyancing, shared ownership and non-standard legal work such as a title transfer fall outside the free package. Those exclusions and the 90% cap on extra borrowing decide whether a capital-raising case belongs with NatWest or with another lender.
What a lapsed NatWest deal costs on the 6.74% Standard Variable Rate
A NatWest deal left to lapse reverts to the Standard Variable Rate of 6.74%. On a £250,000 repayment mortgage over 25 years that is about £1,726 a month against £1,489 on the 5.19% 2-year remortgage fix, a gap of £236 a month, so just over four months on the variable rate costs more than a £995 product fee.
That gap is the whole case for acting inside the window. NatWest charges no early repayment charge to leave its Standard Variable Rate, so a borrower who has drifted onto it can move as soon as a new deal is ready, whether that is a NatWest switch or a remortgage elsewhere. Fixed pricing at NatWest moves on swap rates rather than waiting for Bank Rate, which is why the range repriced on 3 October with NatWest's base rate at 3.75%. 4. Can I switch my NatWest mortgage deal early?
Yes, but timing sets the cost. NatWest opens its switch window around four months before a deal ends, and a new deal set to start when the current one finishes carries no early repayment charge. Switching earlier from a fixed rate can trigger the charge, while leaving the Standard Variable Rate or moving from a tracker to a fix carries none.

At four of the five LTV bands, yes. With the £995 fee the 5-year is 0.06 points below the 2-year at 60% LTV, 0.12 points at 75%, 0.05 points at 80% and 0.02 points at 85%, and 0.03 points above it at 90%. The 5-year carries early repayment charges from 4.5% down to 1%, against 1.5% and 0.75% on the 2-year.
7. What happens if I do nothing when my NatWest deal ends?
NatWest moves you onto its Standard Variable Rate, 6.74% at our 6 October 2026 check. On a £250,000 repayment mortgage over 25 years that is about £236 a month more than the 5.19% 2-year remortgage fix. There is no early repayment charge on the variable rate, so you can leave it as soon as a new deal is arranged.
