RBS Mortgage Rates: NatWest's Range Under the Royal Bank Name
Royal Bank of Scotland is part of NatWest Group, and its mortgage range is NatWest's core range under the RBS name, at identical rates. This page sets RBS's current fixed and tracker rates for buyers and remortgages in one dated table, by loan to value (LTV) and fee, with what the shared range means for anyone choosing between the two brands. Mortgage One is a whole of market mortgage adviser that sets RBS and NatWest deals beside the rest of the UK market for buyers and remortgagers.

RBS mortgage rates checked on 17 October 2026
At our 17 October 2026 check, RBS's lowest 2-year fix for a buyer was 5.09% at up to 60% LTV with a £995 fee, and its lowest 5-year fix 5.00%. Fee-free, the same deals cost 5.29% and 5.14%. The cheapest product is a 2-year tracker at 4.08%, and the Standard Variable Rate (SVR) is 6.74%.
The tables set out RBS's prices as its own rate finder returns them: house purchase and remortgage fixes by LTV band, each on the £995 fee and fee-free. The range started on 15 October 2026, when NatWest Group repriced, and every fix runs to a calendar date, 31 January 2029 on the 2-year and 31 January 2032 on the 5-year, rather than for a count of months.

RBS core remortgage range for a borrower moving from another lender, products starting 15 October 2026, with legal fees paid (exclusions apply) and a free standard valuation. Remortgage deals stop at 90% LTV. 2-year remortgage trackers from 4.14% at up to 60% LTV (Bank Rate plus 0.39, £995 fee). Every fixed rate runs to 31 January 2029 (2-year) or 31 January 2032 (5-year). Standard Variable Rate 6.74%. Source: RBS rate finder product data, read 17 October 2026. RBS changes rates without notice.
The 5-year fix prices below the 2-year at every band from 60% to 90% LTV on the £995 fee, by 0.09 points at 60% and 0.05 points at 90%, so at RBS five years of certainty costs nothing extra on rate. Early repayment charges are where the terms differ: 1.5% then 0.75% on the 2-year fix, and 4.5%, 4.25%, 4%, 2.5% and 1% across the five years of the 5-year fix.
Whether the £995 fee pays for itself depends on the loan and the term. On a 2-year fix at 60% LTV the fee-free deal costs less over the two years on any loan below about £250,000. On the 5-year fix at the same band the fee pays for itself from about £145,000, because a 0.14 point saving runs for five years instead of two. Every product allows overpayments of up to 20% of the balance a year without a charge.
Are RBS and NatWest mortgage rates the same?
Yes, on the core range. Every RBS product we read on 17 October 2026 exists at NatWest at the same rate, fee, LTV band and early repayment charge. NatWest adds an Online Exclusive range on a £1,495 fee that RBS's rate finder does not show, priced 0.05 points lower at up to 60% LTV.
RBS says so itself: its mortgage pages state that NatWest and Royal Bank of Scotland are part of NatWest Group and offer the same products and rates when you speak to a mortgage professional, and that RBS online mortgages are provided by NatWest. In practice the RBS name is the route in, and the lending decision, criteria and pricing are the group's. Our NatWest mortgage rates page carries NatWest's own table and its switch rules for existing customers.
The Online Exclusive deals are worth a look only on larger loans. NatWest's 2-year purchase fix at 60% LTV is 5.04% on a £1,495 fee against 5.09% on £995, so the extra £500 is recovered over two years only on a loan above about £500,000. On the 5-year fix at 4.95%, the larger fee pays from about £205,000. Below those sizes the core deal RBS shows is the cheaper of the two.
One rule matters for existing borrowers. RBS states that a borrower already with the group cannot move a mortgage across to another of its brands, so an RBS customer is not able to remortgage to NatWest for a fresh start. The choice when an RBS deal ends is an RBS switch or a remortgage to a lender outside NatWest Group.
Is an RBS tracker or a fixed rate the better deal?
RBS's 2-year tracker at up to 60% LTV is 4.08%, Bank Rate plus 0.33 points, 1.01 points below its 2-year fix at 5.09% on the same £995 fee. On a £250,000 repayment mortgage over 25 years that is about £144 a month less, for as long as Bank Rate holds at 3.75%.
The trade is exposure to the Bank of England. Bank Rate would need to average more than about 4.75% over the two years before the fix came out ahead on interest, and the next decision is due on 5 November 2026. Our UK interest rate projection tracks where markets expect Bank Rate to go, and our tracker mortgage rates table sets the group's margin against six other big lenders.
RBS's tracker carries two features that change the calculation. Its early repayment charges are low, 0.5% in the first year and 0.25% in the second, and a switch from an RBS tracker to an RBS fixed rate carries no early repayment charge at all, from the day of completion. A borrower who takes the tracker keeps the option to fix later if the outlook turns, at whatever fixed rate RBS is offering on the day.
Tracker margins widen with LTV: plus 0.44 points at 75% (4.19%) and plus 0.97 at 90% (4.72%) on the £995 fee, and fee-free trackers start at 4.65%. For remortgages the 2-year tracker starts at 4.14%, Bank Rate plus 0.39 points.

RBS rates for first-time buyers and remortgages
First-time buyers can borrow up to 95% LTV at RBS, with a 5% deposit, on a property valued at up to £600,000 that is not a new build. The 95% fixes are fee-free only: 5.85% on the 2-year and 5.75% on the 5-year. Remortgage deals stop at 90% LTV, with legal fees paid and a free standard valuation.
The step from 90% to 95% LTV is the steepest in the purchase range: the fee-free 2-year fix rises from 5.60% to 5.85%, and on £250,000 over 25 years 5.85% costs about £1,588 a month. Saving the extra 5% moves a buyer onto the £995 fee deals at 5.36% or 5.31%. Our first-time buyer mortgage guide covers the deposit routes and schemes around that choice.
A remortgage to RBS costs a little more than a purchase at the same band: 5.19% against 5.09% on the 2-year fix at 60% LTV, and 5.13% against 5.00% on the 5-year, each on the £995 fee. The difference buys the legal work and the valuation, which RBS pays on a standard remortgage. On the fee-free remortgage deals the 2-year fix at 60% is 5.44%, so the £995 fee pays for itself on a 2-year remortgage above about £200,000.
Green rates, for homes with an Energy Performance Certificate (EPC) rating of A or B, run 0.05 points below the core range on the £995 fee up to 85% LTV: 5.04% on the 2-year and 4.95% on the 5-year purchase fix at 60%. On a £250,000 loan that is about £175 over a 2-year fix. Our remortgage rates by lender table shows where the group's remortgage pricing sits against the other big lenders.
RBS rates for existing customers when a deal ends
RBS opens its switch window about four months before a deal ends, through Manage your Mortgage online. A like-for-like switch on the same balance, term and repayment type needs no new credit check, affordability assessment or valuation, and a borrower on the SVR can switch at any time without an early repayment charge.
RBS does not publish its switch rates outside the customer portal, so the public tables above are the only RBS pricing a borrower can check before logging in, and they are the yardstick a switch offer should be tested against. Doing nothing is the expensive choice: a deal left to lapse moves to the 6.74% SVR, which on £250,000 over 25 years costs about £1,726 a month, £251 more than the 5.09% 2-year fix. Our standard variable rate chart shows where 6.74% sits against other lenders.
A switch is one lender's price on one day. A remortgage elsewhere wins where the LTV has fallen into a cheaper band, where income now suits another lender's criteria or where extra borrowing is needed, which reopens the credit and affordability checks anyway. Our guide to the product transfer mortgage explains how to weigh the two, and our remortgage calculator shows the break-even month on your own figures.
How to get an RBS mortgage, and through whom
RBS sells mortgages directly by phone and video call with an adviser, and online through NatWest. It lends on property in England, Wales, Scotland and Northern Ireland. NatWest Group's broker channel runs under the NatWest name, so a broker places the same range as a NatWest mortgage.
For the borrower the route changes the service, not the price: the group states that the two brands offer the same products and rates through a mortgage professional. What a broker adds is the comparison. The same case can be priced against the group's range and the rest of the market at once, with the income and property tested against each lender's criteria before a credit search is made, which is the case for using a mortgage broker set out in full.
Buy-to-let at RBS is provided by NatWest, online for landlords with fewer than four buy-to-let mortgages, and through brokers. Our buy-to-let mortgage rates page covers the wider landlord market. NatWest Group lends only to applicants resident in the UK, so an expat living abroad is placed with another lender, while a seafarer who lives in the UK between voyages can be considered on payslips in an accepted currency. Our expat mortgage hub and seafarer mortgage hub explain how those cases are placed. Figures as of 17 October 2026.

FAQs
1. What are RBS mortgage rates today? At our 17 October 2026 check, RBS's lowest purchase fixes were 5.09% on a 2-year and 5.00% on a 5-year at up to 60% LTV with a £995 fee, with a 2-year tracker at 4.08% and the Standard Variable Rate at 6.74%. Remortgage fixes started at 5.19% and 5.13%.
2. Are RBS and NatWest mortgages the same? Yes. Both are part of NatWest Group and offer the same core mortgage range at the same rates, fees and early repayment charges. RBS online mortgages are provided by NatWest. NatWest adds an Online Exclusive range on a £1,495 fee that RBS's rate finder does not show.
3. What is the RBS standard variable rate? RBS's Standard Variable Rate is 6.74% at our 17 October 2026 check. A fixed or tracker deal moves onto it when the deal ends unless the borrower switches, and on a £250,000 repayment mortgage over 25 years it costs about £251 a month more than the 5.09% 2-year fix.
4. Can existing RBS customers get a better rate? Yes. RBS customers can switch to a new deal through Manage your Mortgage from about four months before the current one ends, with no new credit or affordability check on a like-for-like switch. Customers on the Standard Variable Rate can switch at any time. An RBS customer cannot move to NatWest instead.
5. Does RBS offer 95% mortgages? Yes, for first-time buyers only, on a property valued at up to £600,000 that is not a new build. At our 17 October 2026 check the 95% deals were fee-free at 5.85% on a 2-year fix and 5.75% on a 5-year fix.
6. Does RBS do tracker mortgages? Yes. RBS's 2-year tracker for buyers started at 4.08% at up to 60% LTV on 17 October 2026, Bank Rate plus 0.33 points with a £995 fee, and remortgage trackers at 4.14%. A switch from an RBS tracker to an RBS fixed rate carries no early repayment charge.
7. Does RBS pay legal fees on a remortgage? Yes. RBS pays the legal fees when you remortgage to it from another lender, with exclusions, and gives a free standard valuation on all mortgages, subject to eligibility. In return its remortgage fixes price slightly above its purchase fixes, 5.19% against 5.09% on the 2-year at 60% LTV.
8. Can I get an RBS mortgage through a broker? NatWest Group's broker channel runs under the NatWest name, so a broker places the same range as a NatWest mortgage at the same rates. A broker also compares it with the rest of the market on fees and criteria. Mortgage One is a whole of market mortgage adviser and the initial consultation is free.
