At our 6 October 2026 check, Lloyds' remortgage range starts at 5.23% for a 2-year fixed and 5.26% for a 5-year fixed at 60% loan to value with a £999 product fee, rising to 5.53% and 5.54% at 90%. A 2-year tracker starts at 4.06%, and every fix reverts to the Homeowner Variable Rate of 7.24%.
The table shows the fixed rates Lloyds' rate calculator returned for a borrower remortgaging from another lender, on a £300,000 property over 25 years on a repayment basis, with the £999 fee added to the loan and the monthly payment for each loan size. Lloyds publishes no remortgage rate sheet of its own, so these are Lloyds mortgage rates today for those inputs, read from the calculator on the date shown. Every Lloyds fixed rate reverts to the Homeowner Variable Rate at 7.24%, the same figure our TSB mortgage rates page records for TSB. On the 75% example in the table that rate would cost about £1,632 a month, £270 more than the 2-year fix. Current fixed periods run to 28 February 2029 on the 2-year products and 29 February 2032 on the 5-year, with a 10% overpayment allowance each calendar year. Lloyds pays the basic legal fee and the standard valuation fee on a remortgage, and pays £250 cashback when a home with an Energy Performance Certificate rating of A or B switches from another lender. New Lloyds mortgages are provided by Bank of Scotland plc.
The LTV steps are where the money sits. The 2-year fix moves from 5.31% at 75% to 5.45% at 85% and 5.53% at 90%, and Lloyds would not lend above 90% on a remortgage in our calculator read. Our loan to value calculator fixes the band first, because a revaluation that drops a balance below 75% is worth more than any fee choice. The 2-year tracker at 4.06% is Bank of England base rate plus 0.31 points with a £1,499 fee, about £964 a month at 60% against £1,082 on the fix, and on rate alone it only costs more than the fix if base rate averages above about 4.92% over the two years. The tracker steps to 4.18% at 75% and 4.36% at 85%, and none was offered at 90%.
Are Lloyds mortgage rates going up or down right now?
Up at the latest moves. Lloyds raised fixed rates three times in September 2026, including in the week to 11 September when around 25 lenders repriced ahead of the Bank of England vote, and its remortgage fixes now sit exactly level with Halifax's after Halifax's rises on 15 and 22 September and 2 October.
The summer ran the other way. Lloyds and Halifax cut home mover, first-time buyer and remortgage rates by up to 0.10 points across their two, three and five-year deals on 8 June 2026, a week after an earlier cut on 1 June, and trimmed product transfer and further advance rates by up to 0.07 points in the same round. The Bank of England base rate was held at 3.75% on 17 September 2026 on a 6-3 vote, with three members voting for 4%, and the next decision lands on 5 November 2026. The market-implied path points modestly higher into 2027 rather than lower, and our UK interest rate projection tracks that path around each decision. Lloyds' fixed rates follow swap rates rather than the base rate itself, while its tracker moves with every decision, which is why this page carries a checked date rather than any claim to be live.

Lloyds and Halifax remortgage rates: one range under two names
Lloyds' remortgage fixes match Halifax's to the basis point. At our 6 October 2026 check both lenders priced the £999 2-year fix at 5.23%, 5.31%, 5.45% and 5.53% at 60%, 75%, 85% and 90% LTV and the 5-year from 5.26% to 5.54%, and both revert to a 7.24% Homeowner Variable Rate.
The match runs beyond the headline fixes. Our Halifax remortgage rates page, read from Halifax's intermediary rate guide on the same day, shows a 3-year fix from 5.24% and a 10-year fix at 5.47% up to 75% LTV, a 2-year tracker at 4.06% (base rate plus 0.31 points) with a £1,499 fee, a 2% then 1% early repayment charge on the 2-year fix and £250 cashback for an A or B energy rating. Lloyds' calculator returned the same figures on every one of those products. The one difference we found is the end date: Lloyds fixes run to 28 February 2029 and 29 February 2032, Halifax's to 31 December 2028 and 31 December 2031.
The reason is the group. Halifax has confirmed its brand will change to Lloyds, with the intermediary arm becoming Lloyds Intermediaries in the first quarter of 2027, and our Halifax mortgage rates page covers what the rebrand means for an existing Halifax borrower. For anyone remortgaging, the practical point is that setting Lloyds against Halifax compares a lender with itself. The comparison that can move the rate is against the rest of the market, where a lender with a 65% or 70% tier, or a sharper fee structure for your loan size, can price below both.
Club Lloyds pricing for first-time buyers, movers and landlords
Club Lloyds pricing applies to purchases, not remortgages. Club Lloyds current account holders who are first-time buyers or moving home receive a discount off the initial rate, and the account must be open before the mortgage is taken out. Lloyds publishes no figure for the discount, so purchase rates come from its calculator or a broker.
The account terms are simple. Club Lloyds, including the Silver and Platinum versions, carries a £5 monthly fee that is refunded in any month £2,000 or more is paid in, and Lloyds can change or withdraw the Club offer at any time. An existing Lloyds borrower who moves home and carries the current deal across receives the discount only on the additional borrowing. No Club Lloyds pricing appeared anywhere in the remortgage calculator results behind the table above, and this page carries no purchase rates, because a purchase quote depends on the buyer, the deposit and the Club status. Buy-to-let is published openly and sits outside Club pricing, with a single Non-Club Lloyds column. New buy-to-let fixes up to 75% LTV run at 5.18% on a 2-year with a £1,499 fee or 5.56% fee-free, and 5.32% or 5.49% on a 5-year, with remortgages from 5.08% on a 2-year at up to 65% LTV with the same fee. Loans run up to £1 million and revert to the Buy to Let Variable Rate of 8.09%. On an interest-only basis the £1,499 fee pays for itself above roughly £197,000 on the 2-year and £176,000 on the 5-year. Lloyds 2 year or 5 year fixed: which costs less to remortgage?
The 2-year fix costs marginally less at every band we checked. At 60% LTV Lloyds' 2-year is 5.23% against 5.26% for the 5-year, a gap worth about £3 a month on the £180,000 example, and at 90% the two sit 0.01 points apart at 5.53% and 5.54%.
Across the table the 5-year costs £3 to £6 a month more than the 2-year at 60% to 85% LTV and about £2 more at 90%, so five years of certainty is close to free at Lloyds today. The price is paid in flexibility. The 5-year early repayment charge starts at 5% and steps down a point a year to 1%, against 2% then 1% on the 2-year, and it applies to anything repaid above the 10% annual allowance. The 3-year fix at 5.24% at 60% LTV sits between the two, and the 10-year at 5.47% at 60% and 75% LTV opens with a 6% charge.
For a borrower who expects to stay put, the 5-year at 5.26% buys protection against the higher path the market is pricing into 2027 for a few pounds a month. Lloyds prices its fixes from swap rates, so a cut depends on funding costs falling rather than on the Bank of England decision on 5 November alone.
4. Is a 2 year or 5 year fixed mortgage better right now with Lloyds?
On price the two are almost level. Lloyds' 5-year remortgage fix costs 0.01 to 0.04 points more than the 2-year at every LTV band we checked, 5.26% against 5.23% at 60%, or about £3 to £6 a month on our examples at 60% to 85%. The 5-year carries an early repayment charge starting at 5% against 2% on the 2-year, so flexibility usually decides it.
5. What is Lloyds' standard variable rate?
Lloyds' current fixed and tracker deals revert to the Lloyds Bank Homeowner Variable Rate, 7.24% at our 6 October 2026 check, the same figure as Halifax. Lloyds also lists a separate Standard Variable Rate of 5.75%, but the deals in our table are followed by the Homeowner Variable Rate. Buy-to-let deals revert to the Buy to Let Variable Rate of 8.09%.
