Skipton Mortgage Rates: Fixed, Tracker and 100% Track Record Deals

Updated 19 October 2026

Skipton Building Society lends directly and through brokers, and it moved on to a new mortgage range on 19 October 2026 with rate increases across its fixed and tracker deals. This page sets that range in one dated table, for buyers and remortgages by loan to value (LTV) and fee, with the LTI Booster and Track Record products that make Skipton worth a look. Mortgage One, a whole of market mortgage adviser, uses Skipton for the cases its criteria are built for, a bigger multiple of income or a renter with no deposit, and finds a cheaper lender where the case is plain.

The tables set out the range Skipton told brokers on 16 October would apply from 8am on Monday 19 October, replacing deals withdrawn on the Friday evening. Skipton described the change as rate increases across its fixed and tracker ranges for new and existing customers, and at 60% LTV the 2-year purchase fix on a £1,495 fee moves from 5.06% to 5.13%. The tables show the purchase and remortgage fixes on each fee, then the trackers and the two specialist ranges.

Trackers follow Bank Rate (3.75%) for two years with no early repayment charge and a floor of 3%, purchase or remortgage, with a 95% purchase tracker at 4.99% (plus 1.24). LTI Booster deals lend over 5 times income where sole income is £40,000 or more or joint income £60,000 or more. Track Record is for first-time buyers aged 21 or over with a deposit under 5% and 12 months' rent paid in a row within the last 18 months, loans to £600,000, also with £1,000 cashback at 6.34% on loans from £100,000. Every rate reverts to the Residential Mortgage Variable Rate, 6.29%. Fixed rates run to 31 January 2029 (2-year), 31 January 2030 (3-year) and 31 January 2032 (5-year). Skipton prices each deal on up to three fees, so the lowest rate is rarely the cheapest deal. On a 2-year purchase fix at 60% LTV, the £495 fee deal at 5.28% costs less over the two years than the fee-free 5.40% on any loan above about £207,000, and the £1,495 deal at 5.13% only beats the £495 deal above about £335,000. On the 5-year fix the £995 fee pays for itself against fee-free from about £144,000, because the saving runs for five years.

Early repayment charges are 2% then 1% on the 2-year fixes, 3%, 2.5% and 1% on the 3-year, and 5%, 5%, 4.5%, 3% and 1.5% on the 5-year. Skipton allows overpayments of up to 10% a year on its fixes without a charge, and unlimited overpayments on its trackers, which carry no early repayment charge at all.

Are Skipton's rates cheaper than the big banks?

Not on headline rate. Skipton's lowest 2-year purchase fix at 60% LTV, 5.13% on a £1,495 fee, sits above NatWest's 5.09% on a £995 fee at our 17 October check. Skipton earns its place on criteria: lending to 6 times income, to 100% LTV for renters with a rent record, and a 2-year tracker with no early repayment charge.

Where Skipton does compete is the tracker. Its 2-year tracker at 4.29% is 0.84 points below its own 2-year fix at 5.13%, worth about £121 a month on a £250,000 repayment mortgage over 25 years while Bank Rate stays at 3.75%, and it can be left at any time without a charge. Our tracker mortgage rates table sets Skipton's margin against the big lenders, and our current UK mortgage rates hub carries their lowest fixes side by side.

A broker reads Skipton as a criteria lender with a fair price, not a price leader. The cases it suits are the ones the big banks turn down or cap: a buyer who needs a bigger multiple of income, a renter with no deposit, or a borrower who wants a tracker without being locked in.

How much will Skipton lend: the LTI Booster range

Up to 6 times income at up to 90% LTV, and 5.5 times from 90% to 95%, through Skipton's LTI Booster range, where sole income is at least £40,000 or joint income at least £60,000. Below those incomes the standard range lends up to 5 times income. The Track Record range is capped at 4.49 times.

The stretch is priced modestly. The LTI Booster 2-year fix at up to 75% LTV is 5.52% on a £995 fee against 5.41% on the standard deal's £495 fee, about £20 a month more on a £300,000 loan over 25 years. On a £40,000 sole income, 6 times is £240,000 against £200,000 at 5 times on the standard range, and on £60,000 of joint income it is £360,000 against £300,000.

Booster deals come in 2, 3 and 5-year fixes and a 2-year tracker, for purchase and remortgage to 90% LTV and for purchase only at 95%. Few lenders lend 6 times income, and our Nationwide mortgage calculator shows which of the big lenders reach it on your figures, while our guide to income multiples explains how each lender sets its limits.

Skipton's 100% Track Record mortgage for renters

Skipton's Track Record mortgage lends up to 100% of the price to first-time buyers who can show 12 months of rent paid in a row within the last 18 months. It is a 5-year fix at 6.19% with no product fee, or 6.34% with £1,000 cashback, on loans to £600,000 at up to 4.49 times income.

Applicants must be 21 or over, must not have owned a UK property in the last three years, and any deposit they put in must be under 5%. On a £200,000 loan over 25 years, 6.19% costs about £1,312 a month, and the early repayment charges run for the full five years, from 5% down to 1.5%.

The price of a zero deposit is the rate: 6.19% against 5.72% on Skipton's 5-year fix at 95% LTV with a £995 fee, so a buyer who can raise 5% saves 0.47 points. A delayed start version, with no payment due for the first three months, is 6.26%, and the interest for those months is added to the loan. Our first-time buyer mortgage guide sets Track Record beside the other low-deposit routes.

Skipton rates for remortgages and existing customers

A remortgage to Skipton from 19 October 2026 starts at 5.20% on a 2-year fix at up to 60% LTV with a £1,495 fee, and 5.30% on a 5-year fix with a £995 fee. Skipton values homes under £1.5 million free, and on most remortgages there is no charge for standard legal costs through the Skipton Remortgage Conveyancing Service.

Existing Skipton borrowers can switch to a new deal when their current one ends, and Skipton's own product finder lists which deals are open for a switch, including the 3-year fixes, the trackers and the LTI Booster range. Skipton also keeps a retention range for existing borrowers only, a 2-year fix at 3.51% to 60% LTV and 3.77% to 75%, with a completion fee of 3.50% and 3.25% of the balance, for borrowers whom neither its standard range nor another lender's deals suit, and each borrower can take it only once. On a £200,000 balance the 3.50% fee is £7,000. A deal left to lapse moves to the RMVR at 6.29%, which on £250,000 over 25 years costs about £175 a month more than the 5.13% 2-year fix. Our remortgage rates by lender table shows whether another lender beats a Skipton switch offer, and our guide to the product transfer mortgage explains how to weigh the two.

Skipton International, a Guernsey bank wholly owned by Skipton Building Society, is a separate lender for British expats and foreign nationals living abroad, on UK buy-to-let only. Its rates and criteria sit on our expat mortgage rates page, and our expat mortgage hub explains how those cases are placed. For landlords in the UK, Skipton's own buy-to-let range starts at 5.48% on a 5-year fix at up to 60% LTV with a £1,295 fee, set against the market on our buy-to-let mortgage rates page.
